The metes and bounds that mathematically describe a property and may reference streets, waterways, and monumentation.

Metes refers to distance and bounds to direction. A critical feature is the Point of Beginning POB.

 A typical metes and bounds description is as follows:

Beginning at a point (POB) on the North side of a Street, North degrees, minutes, seconds East, a distance to a point or monumentation; thence along a adjoiner. the description may continue to other courses but finally should go back to the POB.
